OUR DRAINAGE & MOISTURE CONTROL SERVICES

French Drain Installation.
Bay Area Moisture Solutions.

Explore drainage services for San Francisco Bay Area homes. From collecting underground water to protecting below-grade spaces, each system plays a specific role in a coordinated plan.

Gravel and protective lining in a French drain trench01

French Drain Systems

French drains intercept subsurface water with perforated piping, gravel and filter fabric. A carefully planned system helps redirect water away from areas where it collects around your home.

  • Water collection layout
  • Gravel & perforated pipe
  • Planned discharge route
Open sump basin with connected piping during installation02

Sump Pump Installation

A sump system can move collected water when a gravity drain alone is not enough. Basin placement, pump selection and discharge routing work together to address low areas and drainage needs.

  • Sump basin planning
  • Pump & piping installation
  • Discharge route assessment
Lined trench for subsurface drainage beside a building03

Subsurface Drainage

Persistent wet soil can affect both outdoor spaces and below-grade areas. Subsurface drainage addresses underground water movement with a layout shaped around the property and its conditions.

  • Saturated ground concerns
  • Underground collection
  • Site-specific drain planning
Drain piping installed in an excavated trench04

Solid Drain Lines

Solid piping transports water that has already been collected. Proper routing and slope help connect drainage components and move runoff toward an appropriate outlet.

  • Collection point connections
  • Piping & routing
  • Drainage system coordination

Basement Waterproofing

Recurring basement moisture deserves more than a cosmetic patch. We consider water entry points, exterior drainage and collection needs to recommend a coordinated approach.

  • Drainage coordination
  • Below-grade protection

LOOK BEYOND THE SYMPTOMS

Your Water Problem.
A More Complete Picture.

A drainage recommendation should connect the visible problem with the conditions beneath it. These are some of the concerns we help Bay Area property owners explore.

Recurring Standing Water

Pooling after rain can point to grading or drainage concerns. Review where water collects, how long it remains and how close it is to the building.

Damp Basements

Water at walls or floor edges may need a coordinated assessment of entry points, collection and exterior drainage.

Saturated Soil

Wet ground beneath the surface can require a subsurface collection system rather than a surface-only approach.

Low Collection Areas

When water cannot drain by gravity alone, a sump basin and pump may provide a way to move collected water to an appropriate outlet.

Crawlspace Moisture

Ground moisture beneath the home may call for drainage improvements, vapor barrier planning or both.

Disconnected Water Routes

A drainage system works as a whole. Review how collected water travels through piping and reaches its planned discharge point.

Carlos' team did a nice job with no hassles at a reasonable price - highly recommended. The job turned out to have some twists and turns, but he did not vary from his initial estimate, which was very much appreciated.

I'd met with multiple contractors to look at my backyard drainage issue. Each gave their opinion. The main reason I went with Carlos was that he took the time to really explain the process during his consultation. And even during the work he explained things, too. Understanding what was happening, in plain English rather than contractor-speak made me feel much more comfortable about hiring him. Carlos sent his estimate pretty quickly which was also a plus. Though my project wasn't complex, I didn't want to skimp on something this important. At the same time I didn't want to overspend on an overly complex design. Having met multiple contractors, I'd gotten a sense of the range of options and pricing. Carlos wasn't the cheapest nor the most expensive. I felt his solution was thorough and the right one for us. And at a reasonable price considering what he was doing. My opinion on the thoroughness was confirmed by someone who knows a lot more about drainage than me. He saw it on day 4 of 6. He told me he was impressed at how Carlos designed the French drain, too.

I called Carlos because we had water damage inside our San Francisco loft, causing the wood flooring to buckle. Carlos came out the very next day to investigate at no charge to us, and determined the source of the water damage. He could not have been more helpful in this urgent situation and if I could give him 10 stars, I would!

I highly recommend Carlos and his team to help with drainage issues. After a recent storm, I had large amounts of water entering into my house at the lower level which is partially below ground level. Carlos came quickly and explained what was going on and what needed to be done. He quickly started work on putting in a French drain along the back of my house. The only way to the back of the house was through the house. His team was always respectful and cleaned up every night. They finished the job in just 4 days which amazed me. If you have water or drainage issues, Carlos knows what he is doing and has a great team working for him.

I recommend Drainage & Moisture Control; it's the best company for solving moisture problems. They have extensive knowledge of different soil types. Another company had come before, but they only confused me and didn't explain anything. Carlos, however, explained everything in detail and solved the problem. Thank you!👍

We asked Carlos to review our moisture control issue and the possibility of a French drain. He patiently explained what a French drain does, how it would particularly help our situation, and thoroughly answered all our questions. He went the extra yard and collaborated with a simultaneous plumbing project, and the result was perfect. We highly recommend Carlos and his hard working team. Carlos is very personable, quick to reply to questions, expert in his craft, and most inportantly, reassuring and patient every step of the way. Thanks Carlos!!!!

We just had Drainage & Moisture Control install a french drain system and sump pump in our lower level and the team was attentive and professional. Carlos walked us through each step and offered us some useful tips along the way to maintain the system. You can tell he wanted to get it right, and not just check a box. I would highly recommend them for anyone struggling with chronic moisture!

At the end of 2023, we finally joined the "homeowner's club"! Finally accomplishing this huge lifetime milestone also comes hand in hand with being in charge of work and upkeep! We knew that there would be few projects and maintenance but man, oh man... you really do end up putting so much time, energy, and money into your house! We've been putting off our biggest project for last and that was finally getting a French drain for our water seepage problem. We live on a hill so once there is any rain, the influx of water really floods our foundation and it was seeping into our garage and crawlspace. I had 5 different companies come and give me their thoughts & estimates and once I met Carlos from Drainage & Moisture Control, I knew that he definitely was an expert. He was super knowledgeable and thorough and I just felt good genuine vibes from him. Out of all the estimates, Drainage & Moisture Control was the most professional & detailed. Although they were on the top end of our budget, we went with them because we felt that it was worth the extra spend for high quality work. We definitely chose the right company because Carlos & his team worked tirelessly, were so respectful to our family, and kept the work area so clean during the entire project. Communication with Carlos was super easy and we had updates on the progress daily. The team even went above and beyond and helped make a cement step for us, even out some of our uneven ground, and replace some of old broken vents! Wow! I was soooo impressed! I was ready to give them 5/5 stars for all their hard work on the French drain but now I wish I could give them 10/5 stars just for being sooo amazing and pleasant to work with!! Thanks again Carlos & team for helping us finally fix our last (hopefully) big project for our home!

We own a large, old Victorian in San Francisco and have dealt with recurring drainage, leak, and mold issues in our basement for the last three years. After a failed waterproofing attempt with another company, we were incredibly cautious in selecting a new team to help us fix this once and for all. Carlos and the team at Drainage & Moisture Control absolutely exceeded expectations. From the very beginning, the experience stood out. Carlos provided a free estimate that was incredibly thoughtful, detailed (including which products he would use), and comprehensive. We received five different bids for this project, and Carlos' was by far the most nuanced, sophisticated, and solution oriented. Carlos and his team are experts who know how to tackle challenging drainage and moisture issues. Throughout the project, they were consistently professional, communicative, and considerate. They cleaned up the job site every day and even blew the leaves out of both our front and back yards (not even part of the job site!) on their last day which was a totally unexpected but much appreciated touch. They finished the project on schedule and Carlos even went above and beyond by fixing our kitchen sink while he was on site as he knew we were hosting a big party the next day. That kind of care and generosity is rare. The finished work looks fantastic and most importantly seems to have fully resolved our longstanding drainage issues.

Carlos and his team were great! We spoke with four trenching companies, and while their prices were very close to each other, Carlos was professional and detailed in his scope of work, so we chose him. During the project, we saw how hard his employees worked, including Carlos himself. His sons, who also worked with him are smart, considerate, hard working, and polite. His crew always had big smiles, and Carlos was always available when we had questions. Our French drain system was installed, and we are very happy with his service.

Carlos is very responsible, very flexible, he knows what's the best material to use to fix the problem. you could tell he likes his job .you tell him the issue and he works with you to try to keep the cost down instead of hiring it. I would call him again. He gives you good advice and how to maintain the problem.

Like a lot of houses in SF, our house sits against a hill, and the lower floor's back half is below grade with a retaining wall at the rear. When the intense flooding rain storms hit the past couple of winters we were dealing with water intrusion along that wall. After another contractor installed a sump pump, we discovered it did nothing and we still had the same problem last year. After speaking to a lot of contractors, Carlos came by and explained why the other solutions wouldn't work, and came up with a plan to address our drainage issues. We now have a perforated drainage pipe installed down at the proper depth to catch the moisture, a moisture barrier directing any seepage down in the pipe, and a new sump system taking it all into the sewer. They even installed moisture triggered ventilation fans, and took care of bringing down (and putting back up) the drywall in the utility room with the retaining wall (something most other moisture control companies wanted us to find a separate contractor to do). I now feel confident that we have the problem solved and highly recommend Drainage & Moisture Control if you are having similar issues.

BEFORE YOUR PROJECT

Your Questions.
Clear Answers.

Useful starting points for French drain installation and moisture control in the San Francisco Bay Area.

Talk About Your Project
How do I know if a French drain is the right solution?

Persistent pooling, saturated soil and water near a foundation may indicate a drainage concern. A French drain can collect underground water, but the right solution depends on the water source, grading and available discharge route.

What is the difference between a French drain and a solid drain line?

A French drain collects water along its length through perforated piping surrounded by gravel. A solid drain line carries water that has already been collected. A coordinated system may use both.

Can a sump pump work with a French drain?

Yes. A collection system can direct water into a basin, where a pump moves it to a planned outlet. Basin placement, pump selection, discharge routing and maintenance access need to be considered together.

Do you serve communities outside San Francisco?

Our service areas include Marin County, Berkeley, Sonoma County, San Mateo County and Petaluma. Contact us with your address to confirm availability for your project.

Will one drainage system solve every basement leak?

Different water sources require different approaches. A property assessment can help identify whether exterior drainage, collection, pumping or other waterproofing work should be considered.

How do I request a free estimate?

Call (415) 226-5888 or (650) 609-0030, or email drainagemoisturecontrol@gmail.com. You can also send your project through the online estimate form.

What affects the cost of French drain installation?

The length and depth of excavation, access to the work area, existing surfaces, soil conditions and discharge route can all affect the project scope. A sump pump or related waterproofing work may also change the estimate. Share photos and your location so the proposed work can be discussed clearly.

Does a French drain need maintenance?

Drainage components should be reviewed for debris, blockage and changes in water flow. The relevant upkeep depends on the system, its access points and any connected pumps. Ask about maintenance when reviewing the installation plan.

Should I choose a French drain, a sump pump or crawlspace encapsulation?

These services address different needs. A French drain collects water along a route, a sump pump moves collected water when gravity is not enough, and crawlspace encapsulation helps manage ground moisture beneath the home. Your property may need one component or a coordinated combination.
